University Park, named for its association with the University of Southern Californiais a diverse neighborhood within historic West Adams and is near Downtown LA, the Coliseum and Exposition Park, and Mount St Mary's College. The neighborhood has a distinct architectural style with many Craftsman, Tudor, and Victorian homes such as the historically-significant Bonsallo Ave home pictured above. 

In 1979, HPOZs (Historically Protected Overlay Zones) were created by the city to preserve and protect the historical culture, character and architecture of many Los Angeles neighborhoods. As of 2014, there are 29 designated HPOZs and growing. University Park, like many of the other surrounding pocket neighborhoods such as Adams-Normandie, Harvard Heights, and Lafayette Square to name a few, is designated as an HPOZ. Why University Park?

With Los Angeles being a highly compacted and competitive market, many residents are looking for up-and-coming areas with high potential. University Park has so much to offer and is a great alternative for buyers in an average $550k price-point that would prefer a house over a condo. And with the Expo Line near completion, residents will be able to travel from Downtown to Santa Monica with ease. In addition, the under-construction Crenshaw Line will connect to the Expo Line, making traveling to LAX a breeze.

Despite its close proximity to the hustle-and-bustle of Downtown, University Park maintains its neighborhood feel, but still has the benefit of being very close to freeways, many local attractions like the Staples Center, the Convention Center, the Shrine Auditorium, Exposition Park, museums, restaurants, bars and nightclubs. 

University Park is a great option for buyers who:

  • Need to commute to areas along the Expo Line like Santa Monica, Culver City, Mid-City, and Downtown.
  • Would like to live in/near Downtown, but would prefer a house instead of a condo or loft.
  • Work or attend one of the local colleges like USC or Mount St. Mary's College.
